​FAQs about Personal Property Smart File

​​​​​​​ If you purchased an existing business, do not complete the on-line return using the previous owner’s Account Number and PIN.  Instead, please contact Property Appraisal for more specific instructions at (907) 343-6752.

Business Property returns must be postmarked or filed electronically by April 30th each year to be considered timely.

  1. What will my username be for Smart File?

1. What is my username/User ID for Smart File?

When logging in to Smart File for the first time, you will be required to create a new account using your email address and a unique password.

2.  Will my PIN # be mailed to me or my CPA or bookkeeper?

Your PIN will be mailed to your business mailing address.

3.  How do I reset my PIN?

PINs are provided as added security for your confidential business personal property. If you lose or forget your PIN please contact our office at (907)343-6752.

4.  How long will it take to complete the Smart File return?

The number of business locations and lifecycles will affect the amount of time required to complete the return for each business. It is expected that each business location will take approximately 15-30 minutes to complete, depending on the number of lifecycles for that location.

5.  Will Smart File have my information from previous years?

Yes, the Smart File system will show information from the previous year, with the exception of Inventory and Supplies.  Inventory and Supplies are assessed based on the cost of all items on hand as of January 1st. If your business did not file a Business Property Assessment Return last year then no pre-filled information will be provided and you must complete the information for all prior years.

6.  What if I can’t finish my on-line return at one time?

Smart File is designed to allow a user to save information and return to a filing before submitting.  Simply click the "Save" button before logging out of Smart File.  When you return to continue filing, all information entered will be retained.

7.  Will I be able to print a copy of the Smart File for my records?

Yes, you can print a copy of your return by clicking "Print Draft" on the Submit screen at the end the filing.  In addition, all returns filed through Smart File are retrievable​ at any time by logging into your account and clicking "My Filings".

8.  Will Smart File calculate my tax bill?

No, the tax bill is based on the mill rate.  The mill rate is not set for the filing year at the time Business Property Assessment Returns are submitted.

9.  Can I Smart File if I am the new owner of a business?

Not right away.  If you are the new owner of a business and would like to Smart File your return, please contact our office at (907)343-6752.  Our staff can help assign you an account number and provide you with a PIN to Smart File.
