​Board of Equalization​​

The Board of Equalization (BOE) is comprised of private citizens and local professionals who have been appointed by the Anchorage Assembly to hear valuation appeals brought forward by property owners. The BOE is not an advocate for the Municipality nor the property owner. The BOE reviews appeals for unequal, excessive, improper, or undervaluation based on the facts stated in the appeal or proven at the hearing. The BOE is not part of the Municipal Assessors Office, the Assessor's office provides clerical support staff to the BOE. 

The Assembly Chair is responsible for recruiting and appointing members to the Board of Equalization. The Municipal Assessor, coordinating with the Board of Equalization Chair, is responsible f​or assigning members and scheduling the panels for a calendar of hearing dates during the assessment appeal period.

October 2024: The Anchorage Assembly is recruiting 4-6 new Members to serve on the Board of Equalization in time for the 2025 season (January-May). Any resident of the Municipality can step up​ and help, and people with experience in real estate, taxes, banking, engineering, lending, or law are espeically encouraged to apply. Applications due by December 2.

Board members are appointed by the Assembly Chair and serve 3-year terms. The work itself is seasonal – after property assessments are sent to owners in January, cases come to the board between January - May. Members attend meetings on an as-needed basis, so flexibility is key!

What does the Board of Equalization Do?

Unlike advisory boards, the Board of Equalization is a quasi-judicial board, empowered to make important decisions. Every year, assessments are sent to property owners. If owners wish to appeal their valuation, they bring their appeal to the Board of Equalization. Three board members are assigned to a panel to hear the appeal and then determine whether an error has been made. With sufficient evidence, the board has the power to alter the assessment of the property.
